Roberts Wharf
Residents and office occupants at the unique refurbishment and new build development Roberts Wharf in Leeds will be safeguarded frompotential fire danger, thanks to SE Controls – the UK’s leading expert in control systems for natural smoke ventilation. Situated in a prime location on the banks of the River Aire, Roberts Wharf is a combination of a new build block and the renovated Bank Mill buildings – originally used in Victorian times to produce wool and flax for cloth. The new development houses 198 Conran designed loft apartments as well as 13,000 sq ft of commercial office space.
SE Controls provided a total solution, from initial concept through to installation and hand over. The resulting state-of-the-art installation consisted of a series of 24v DC chain and linear actuators powered by the company’s innovative multi zone OSO control system. To automatically operate windows in the event of a fire, the company used its much proven SECO 24 40 600mm chain actuators. Fire rated doors operated by SEControls’ SELA 24 S linear actuators were installed onto internal smoke shafts to facilitate smoke ventilation to the corridors.
Project specific indicator control panels were installed in each residential and office block to show the system status floor by floor. Supported with a battery backup providing integrity for up to 42 hours in the event of a mains power loss, the OSO system also includes an override allowing fire fighters to open and close the windows within the building.
