Indescon Court is a two-acre site in the Isle of Dogs, south east London. The development includes 361 residential units with 1,200 sq m of retail and commercial units and a public garden.
SE Controls was selected to provide a certified and compliant natural smoke ventilation system to ventilate the common corridors, lobbies and escape stairs from smoke in the event of a fire. Working with the M&E contractor, SE Controls designed and installed a smoke ventilation system utilising natural smoke shafts in all of the five blocks to efficiently exhaust the smoke from the common escape routes.
On each level the smoke shaft included an automatic opening fire door that would open simultaneously with the roof vent on detection of smoke, with all non effected floors remaining closed. Whilst the fire floor and top of shaft opens the dedicated escape stair would active the roof vent to remove smoke from the common escape stair.
Manual Control Point (MCP) were located near each automatic opening vent for maintenance and to allow the fire officer to manually override the smoke control system in the event of a fire.
Each smoke shaft and escape stair had a local repeater panel located at ground floor showing zone activation which was linked to a central repeater panel in the concierge which will show block activation. Whilst the repeater panel is not required under Approved Document B, SE Controls can include this product within the specification to provide system status information in the event of a fire or for system maintenance.
