Quadrant House
Quadrant house is a new mixed tenure scheme comprising 271 affordable homes, 193 affordable rented and 78 shared ownership properties. The development will also include nine commercial units and a basement car park.
SE Controls have recently completed the design, installation and commissioning of a full smoke control system for this new stylish development in Stockwell, London. SE Controls system provided a smoke control system to protect the internal occupants within the residential part of the development.
Due to the layout and building envelope a certified and compliant Approved Document B solution was provided that consisted of removing smoke from the common corridors, lobbies and escape/fire fighting stairs.
In a residential building it is likely that a fire would occur within an occupant’s apartment. During the occupants escape, it is probable that smoke would enter the common corridor or lobby. The smoke control system is designed to ventilate this smoke and to protect the common stair, to ensure safe occupant escape and clear access for the fire service.
The smoke control system comprised ventilating the Escape / Fire fighting stair via an automatic opening ventilator (AOV) in the head of the stair. This AOV would open when activated by either the local AOV system upon smoke detection or via the Manual Control Point located at the top and bottom of the stair case.
SE Controls Automatic Opening Windows within the stair case and on the end of wall corridor are fully automatic and operate on a floor by floor basis via SE Controls smoke detectors. The smoke control strategy would also open the local stair case vent simultaneously when triggered by a volt free contact via the OS2 Control panel.
To ventilation the corridor and lobby of smoke natural smoke shafts would naturally extract the smoke from the escape routes in the event of a fire. AOV doors would open on a floor by floor basis whenever smoke is detected at the same time opening the head of shaft vent to ventilate the smoke out the building; simultaneously the system would trigger the local stair case AOV where applicable to ensure the stair case did not fill with smoke during an occupant escape or fire service entry.
